Simple, written terms for direct bookings.
| Fees | Fees are shown in full at checkout before you pay. No community fee on direct bookings. |

| Payment schedule | 50% at booking; the balance is due 14 days before arrival. Bookings made within 14 days of arrival pay in full at booking. |
| Cancellation | Full refund if cancelled 30 or more days before arrival; 50% refund if cancelled 14–29 days before arrival; no refund if cancelled less than 14 days before arrival. |
| Security deposit | A $300 refundable security deposit hold (not a charge) placed before arrival and released after checkout if there is no damage. Direct bookings only; no hold on Airbnb or Booking.com stays. |
| Before arrival | A signed rental agreement and an ID check for the primary guest, who must be 25 or older. |
| Booking | Direct bookings are made on our Lodgify checkout; your total (nightly rate, cleaning, taxes) is shown before you pay. The $300 refundable security deposit hold is separate from the total. |
| Payment method | Card payment through our secure Lodgify checkout (processed by Stripe) only. We never ask for wire transfers, Zelle or checks. |
| Taxes | Added at checkout as required in Seattle. |
| Check-in / check-out | Check-in from 4:00 PM; check-out by 11:00 AM. Early check-in may be possible depending on cleaning; ask first. |
| Quiet hours | 10:00 PM – 8:00 AM. |
| Pets | No pets. Service animals are welcome. |
| Parking | Garage parking on request (compact cars). No SUVs. |
| Smoking & parties | Non-smoking. No parties or events. |
